The Warren City Zoning Board of Appeals on Jan. 14 approved a request from Cavalier Companies to retain parking 20 feet from the front property line at 30300 Hoover, where the ordinance requires a 30-foot setback.
Lorenzo Cavalier told the board the building and parking lot were constructed about 27 years ago and that removing parking would require ripping out longstanding pavement. A neighbor used public comment to raise unrelated maintenance issues and asked about enforcement channels; staff and the chairman directed the resident to the building department for code enforcement.
Planning staff reported no issues that would impact the local or general public. Board members, including Mr. Lindsey and Mr. Watts, said the lot shape and longstanding use justified the variance. The motion to grant the request passed by voice vote.
The vote authorizes retention of the current parking configuration; the board emphasized that enforcement issues raised by neighbors should be pursued through building and enforcement channels rather than the ZBA’s variance decision.
