The Hot Springs City Planning Commission on Dec. 11 recommended approval of RZ25182, a staff-initiated zone change to restore a parcel at 526 Airport Road to regional commercial (CR) zoning.
Staff told the commission the parcel was incorrectly depicted on the recently adopted zoning map due to an interpretation of aerial imagery during the adoption of ordinance 65.13. The property was described as a manufactured-home sales operation and staff said the parcel s future land-use classification (linear commercial corridor) and surrounding CR zoning support restoring the prior regional commercial designation.
The commission took a motion to recommend approval with staff findings and recorded roll-call approvals. Director (name not specified in the transcript) apologized for the mapping error, noted the original map process involved more than 23,000 parcels, and said staff would correct the map. The Board of Directors will consider the Planning Commission s recommendation on Jan. 6 at 6:00 p.m.
Because this action remedies a mapping error rather than creating new policy, staff presented the request as corrective and consistent with approval standards in the Hot Springs code.
