The Hot Springs City Planning Commission unanimously recommended Dec. 11 that the Board of Directors restore commercial zoning to a parcel at 526 Airport Road after staff said a previous zoning-map amendment accidentally depicted the site as residential.
Staff explained the application, RZ25182, would correct an error that occurred when the city's revised zoning map was adopted and would return the parcel to Regional Commercial (CR), consistent with Ordinance 65.13 and the future land use classification "linear commercial corridor." The parcel listed in the ordinance covers approximately 7.99 acres.
During the presentation, planning staff said aerial interpretation and map-reading at the time of the zoning-map update incorrectly labeled the manufactured-home sales operation as residential. "Approval would correct an error in previous zoning map action," the Planning Director said.
No members of the public asked to speak on the item. The commission called the roll and voted to recommend approval: Commissioners Bill Lamond, Janice Davis, LaDante Walker, Corey Scott, Wally Stone, Ashley Campbell and Bart Stafford recorded approvals.
Planning staff told the commission that the Board of Directors, which has final authority to amend the zoning map, will consider the recommendation on Jan. 6 at 6:00 p.m.
The planning commission's action corrects a technical mapping error; if the Board adopts the ordinance, the parcel will be returned to CR zoning as described in Ordinance 65.13.
