At its Dec. 4 meeting the Alton Zoning Board of Adjustment approved variance requests for properties on Prospect Mountain that will allow boundary adjustments and the creation of new buildable lots.
Case Z25‑39: Agent Paul Zusco of Prospect Mountain Survey told the board the request was to allow a subdivision that preserves required frontage but creates a new lot with access challenges that require a variance from Article 400 (frontage/access language). After clarifying that the new lot would be 1.49 acres in a zone where 1 acre is required and that driveway access cannot be provided directly onto Route 28, board members concluded the request met the variance criteria. "Both these lots have the required frontage," Zusco explained, describing why a lot‑line adjustment was the practical path. Tom Lee moved to approve the variance and Paul Larochelle seconded; the motion passed.
Case Z25‑40: Paul Zusco also presented two related variances to permit a small lot below the minimum size and to allow less than required road frontage for a boundary adjustment on Marriott Drive (an application noting William and Jill Duca as prospective buyers). Neighbors raised drainage and wetlands concerns; the board noted those technical matters would be addressed at the planning board. After reviewing the standard five‑part worksheet for variances, members voted to accept the application as complete and approved the requested variances, with the board and staff signaling that selectmen or planning‑board waivers might be required for driveway access and stormwater/drainage issues.
Board members repeatedly cited the limited neighborhood impacts and the projects’ adherence to the ordinance’s intent to permit reasonable lot adjustments. The approvals allow applicants to proceed to the planning board for detailed site and drainage work.
