At its Dec. 10 meeting the North Providence Planning Board handled several routine but consequential procedural items.
The board continued a Superior Court remand for a proposed 24‑unit condominium at 4143 Marconi Street (Marconi Street LLC / Patriot Builders Inc.) to Feb. 11, 2026 after the applicant submitted a modified preliminary plan reducing the request by two units and requested a date certain to avoid bringing experts to tonight's hearing. The continuance was approved by roll call.
The board also granted a continuance for a two‑lot minor subdivision on Manchester Farm Road to Jan. 14, 2026 at the applicant attorney's request because a biology report and other materials were not complete.
Members reached consensus to implement a late‑document submittal notice: applicants who submit materials fewer than seven calendar days before a hearing should expect the board may continue the matter; the board asked staff to clarify consistent language and add the word "if" where appropriate in the draft notice.
In officer elections, the board re‑elected David Parente as chair, re‑elected Warren Ritchie as vice chair and re‑elected Steve Potassie as secretary. The board approved its 2026 calendar (second Wednesday of every month) with November moved to Tuesday, Nov. 10 to avoid Veterans Day and December confirmed for Dec. 9. The meeting adjourned at 8:44 p.m.
