Mitchell — The Mitchell Planning Commission convened with a quorum and approved the meeting agenda and prior minutes before moving through a slate of land-use items, including a site plan for Commerce Marketing Group 2 LLC and six plats that the commission approved by voice vote.
The commission approved a plan for Commerce Marketing Group 2 LLC for property in the 1600 block of North Commerce Street in a highway-oriented business district. S1, presenting the plan, said the building’s front elevation will face the Highway 37 Bypass and noted site details including parking and landscaping. “They have a 136 total parking spaces there, so that meets the ordinance requirements,” S1 said, adding the applicant will provide more than the required trees (27 shown vs. 22–23 required). The commission approved the plan after a motion and second.
The body approved plats for Maui Farms and CJM Consulting, both of which staff described as following existing master plans and showing standard drainage easements. S1 summarized the CJM plat as having existing drainage easements and 20- and 25-foot easement areas around Lot 5; the commission voted to approve both plats.
A consolidation plat for the Lyle and Jennifer Herring Trust was approved to combine three parcels into a single 2.29-acre lot; S1 confirmed existing drainage easements will remain in place. The commission also approved a multi-lot plat involving Dreammakers LLC and RW LLC that creates a new Lot D and transfers a drainage pond to city ownership. S1 said the city requested an increase in an ingress/egress easement from 10 feet to 20 feet to accommodate equipment and asked for a correction to a typographical error in the order certificate; the commission approved the plat with the requested amendments.
The commission approved a plat for the Mitchell Christian Education Association along the bypass and noted sidewalk routing will be coordinated with the state to avoid a wetland. S1 said the state advised against locating the sidewalk through the wetland area “because this is technically wetland,” and that the sidewalk will be routed around the wetland and connected to 16th Avenue. The owner certificate will be corrected to show the Mitchell Christian Education Association as the owner; the commission approved the plat with amendments.
