The Walton County Design Review Board approved revisions to the Carrot Top showroom site that include adding permeable parking spaces, increasing pond volume, lowering the outfall weir, modifying retaining walls and removing a northern landscape buffer on about 1.24 acres in District 4.
Tim Brown presented the proposal and said zoning changes to the north removed the requirement for the northern landscape buffer. "They made that pond bigger and, you know, they moved the weir and they removed some of those parking spaces so that they can put in the dumpsters," Brown said while explaining site changes.
The applicant’s representative described the specific adjustments, and board members asked clarifying questions about symbol placement on the drawings and planting locations. One board member requested that the legend and drawings clearly identify where plant symbols belong after the buffer removal; the applicant said that was likely a leftover item in the legend from prior drawings.
An unidentified board member moved to approve the less-than-minor application and the board recorded vocal assent. Staff noted the project is in the scenic corridor and staff will require the applicant to submit final details, including parking counts and ADA spaces, before construction proceeds.
The approval allows the applicant to proceed with the site revisions subject to final permitting and any building-department requirements.
