The Joshua City Planning and Zoning Commission on the evening of the meeting approved a replat of about 32.123 acres on the J.H. Cooper survey (abstract 145) at 167 Trailwood Drive to create two roughly 16-acre lots and allow the future construction of a single-family home on one of the parcels.
Aaron, who presented the item for staff, said the action is a replat of property already platted as the Back 40 addition and not a subdivision that would permit multiple homes. "The replat is essentially just separating or creating two separate lots, each at 16 and a little over acres," Aaron said.
Neighbors spoke during the public hearing. Dana Colton, who said she owns property across from the subject parcel, told the commission she saw the notice and was concerned the notice language referenced a subdivision. Lehi Walton, who said he had reviewed the owner’s letter and spoken with the owner, said he supported the replat provided it remains a split with a single house rather than multiple homes: "As long as it stays that way with one house and split it, I'm good for it."
Commissioners asked no further substantive questions and moved to approve the replat. An unidentified commissioner made the motion, a second was recorded, and the commission approved the request by voice vote.
The presiding official reiterated that additional development beyond the single home—such as road frontage or water infrastructure changes that would be required for multiple homes—would trigger different city processes and approvals.
The commission then moved to the next agenda item.
