The Dickinson Planning and Zoning Commission on Wednesday recommended approval of FLP‑007‑2025, the Silvergate Addition final minor plat, after staff said the proposal met code requirements and the necessary variance had been granted.
City planner Natalie Burczyk told commissioners the site is approximately 0.556 acres and is a replat of part of Block C of the Messersmith & Simpson Second Addition. The applicant seeks to split the parcel to allow two fourplex buildings to be sold separately and to establish a sanitary‑sewer easement to the lot to the north.
Burczyk said the owner obtained a minimum‑lot‑size variance from the Board of Adjustments on Aug. 11, which removes the primary zoning obstacle for the fourplex lots. She said staff had not received public comments on the plat and recommended approval subject to conditions in the staff report.
A commissioner moved that the Planning and Zoning Commission recommend approval of FLP‑007‑2025 “as meeting all the requirements of the Dickinson Municipal Code and being in the interest of the public health, safety and welfare.” The motion was seconded and carried by voice vote.
Next steps: the recommendation will be transmitted to any required reviewing bodies and the applicant must satisfy the conditions in the staff report before any final filing or sale.
