The Stonecrest Planning Commission on Dec. 2 recommended approval, by a 3–1 vote, of a preliminary plat to subdivide a large industrial parcel at 6750 Stonecrest Industrial Way into three lots for speculative logistics buildings.
Deputy Director Ellis said the site has a heavy-industrial future land-use designation and a current light-industrial zoning. The request, SDP24-000004, would divide the parcel into three lots and place one large speculative building on each. Staff recommended preliminary-plat approval after review. Applicant representatives said the buildings are speculative and intended for lease; no tenants were identified at the hearing. "We take this, 1 arch and turn it into 3," said Steve Gallenbeck of IDI Logistics, describing the subdivision of the tract into three parcels.
Commissioners asked about likely uses (warehousing and other low-impact industrial tenants) and whether the scale is appropriate given nearby users such as Home Depot and a Pepsi facility. No members of the public spoke for or against the application. Commissioner Lamia Hawkins moved to approve the project with staff conditions; Commissioner Erica Williams seconded. The motion passed 3–1, with Commissioner Joyce Walker recording the dissent.
The project was characterized in staff materials as speculative buildings for lease; the commission’s action forwards the recommendation to the City Council for final action and to subsequent site-level permitting for each building.
