At its Dec. 1 meeting the Crown Point City Council held the first reading on Ordinance 2025-12-34, a petition to rezone just under 70 acres at 2021 West 133rd Avenue from R-1A to R-1 to allow a single-family subdivision.
Michael Herbers, representing Diamond Peak Homes and the landowner Capdev LLC, told the council the plan envisions about 130 single-family lots. "My name is Michael Herbers with Diamond Peak Homes, 1313WhiteHawkDrive, here representing the landowner Capdev LLC," he said when introducing the petitioner’s presentation.
Planning staff (Josh) summarized the zoning history: the property was annexed in 2022 as R-1A, the planning commission recommended the change by a 7–0 vote, and the proposed R-1 zoning would reduce minimum lot sizes from 15,000 square feet to 10,000 square feet and reduce required lot width from 100 feet to 80 feet. Council members asked about consistency with the comprehensive plan (the map had indicated multifamily) and about neighborhood issues including park access, ponds and utilities; staff and the petitioner said those questions were addressed in the planning commission review.
A motion to read Ordinance 2025-12-34 by title only and hold it for second reading was made and approved by unanimous roll call. The second reading is scheduled for Dec. 18 at 6:00 p.m.
The council took no final action on rezoning beyond setting the matter for the required additional hearing.
