Planning staff presented an application from Hardscrabble Land Company LLC to subdivide a 13.09-acre parcel on Hardscrabble Ridge Road and create a new 7.47-acre lot.

"According to Jackson County land records, the subject parcel is 13.09 acres," the planner told the board and cited a survey showing the 7.47-acre carve-off. The planner noted the parcel is zoned R-1 and that the county had issued septic approval for the new 7.47-acre lot. The planning board reviewed the application on Nov. 17, 2025 and recommended approval; staff recommended approval as submitted.

A board member moved to approve the preliminary and final plat as submitted; the motion was seconded and carried by voice vote. No individual roll-call tallies were recorded in the transcript.
