Staff explained the applicant submitted multiple monument sign renditions; two proposed monument signs measured about 49.87 square feet, just under the 50‑square‑foot maximum. The commission approved the PUD on a motion that included the staff condition limiting freestanding monument signage to one of the presented low‑profile designs and no more than 50 square feet.
Commissioners also approved the companion lot split (preliminary and final plat together) to create two lots and a PUD access easement behind the lots for through access; staff said no public infrastructure changes were required for the split.
