The City Board of Zoning Appeals approved a request to allow a third principal building on an existing place‑of‑worship property and to reduce the parking requirement from 75 spaces to 64.
Staff said the property currently contains two principal buildings connected by a covered breezeway; the applicant proposes a new, taller building in front connected via a courtyard. The R‑N‑1 zoning district normally limits principal buildings, and the larger sanctuary would increase the assembly area and would nominally require 11 additional parking spaces. Applicant Damon Falcon said the site has adequate parking for existing and immediate needs and that the new building will serve youth programs, providing room for 28 children in youth activities.
Board members asked whether an addition to an existing structure was possible; the applicant said the new building is a different construction type and that connecting it by courtyard was part of the project design. After discussion, a motion to approve the number‑of‑buildings variance and the parking reduction passed.
The approvals are conditioned on the submitted site plan and final engineering and stormwater controls to the extent required by development regulations.
