Boyertown Area School District facilities staff described two separate chiller repairs and asked the facilities committee to refer one item to the November legislative meeting for approval.
Director of Facilities Mr. Bramble told the committee Johnson Controls will remove the old motor from senior high chiller No. 2, either supply a new factory motor or rebuild the district’s motor, install new gaskets, pressure-test the chiller and perform a “dummy loading” startup. The district has a written quote for the work at $99,545, and staff said Johnson Controls agreed to hold that price. Mr. Bramble said the 12-month warranty on that repair will begin when the district performs its seasonal spring startup. “I have an email from our representative that the warranty period won't start until the chiller started up,” Mr. Bramble said.
Committee members asked staff to obtain the warranty terms in writing; staff said they will secure written warranty language and bring the item forward at the November legislative meeting so the board can consider approval.
The committee also reviewed a separate air‑cooled rooftop chiller at a west campus that failed a variable frequency drive and a compressor heater and has leaks in circuits 1 and 2. Mr. Bramble said those faults were identified during a preventive‑maintenance (PM) inspection performed in mid‑September. Staff provided a written quote for the work and reported the price as $57,007; the quote was described as being on file.
For the rooftop repair, staff said parts carry a one‑year warranty and labor carries a 90‑day warranty, meaning parts coverage will extend through the next cooling season but labor protection is shorter. Committee members asked about funding; staff and Mr. Lentz said the rooftop repair is unplanned and will be covered from the district’s general operating repairs budget, whereas other previously planned chiller work had been charged to capital.
Mr. Bramble gave additional routine updates: the newer East chiller installed last spring is operating and will exit warranty next summer, the district plans to add chillers to a Johnson Controls service plan, the steps at the transportation facility are scheduled for replacement if weather permits, concrete work is planned at Coalbrookdale over Thanksgiving, and a proposal was received for stairs at Gilbertsville. When asked for a current work‑order completion rate, Mr. Bramble said he did not have an exact percentage and estimated it “runs about 40% right now” while the department is short two staff members.
No formal votes were recorded during the facilities discussion. Committee members directed staff to obtain written warranty documentation and to place the senior high chiller repair on the November legislative meeting agenda for recommendation to the full board.
Tapering off the meeting, the committee set the next facilities committee meeting for Jan. 27 at 6:00 p.m., ahead of the legislative meeting.
