The Garland Plan Commission on Jan. 27 voted unanimously to recommend approval of a zoning change for 409 School Street from Community Retail (CR) to Single-Family 5 (SF-5) district, following a staff presentation and a motion from the commission.
Planning staff described the lot as an approximately 8,500-square-foot property and presented context maps showing surrounding zoning: single-family (SF-7) to the east, community retail to the north and west and a commercial-office district nearby. Staff recommended approval; commissioners moved to forward that recommendation to City Council.
Commissioner Abel moved to approve the application as presented by staff; Commissioner Dalton seconded. The commission voted unanimously by show of hands.
The staff presentation noted the site was previously used under cumulative zoning and that changes in use or expansions above certain thresholds require compliance with the current code and permitting during the review and permitting phase. Staff said that if approved, review during permitting would ensure any changes meet the GDC and other applicable ordinances.
Also on the Jan. 27 agenda, the application by Claymore Engineering (item 3B) was postponed at the applicant’s request; staff said new public notifications will be sent if the applicant re-files for a future meeting.
The commission’s action is a recommendation; final approval of the rezoning will be decided by Garland City Council at a later date that was not specified in the meeting record.
