The Board of Zoning Appeals approved a variance for a replacement shed at 2204 Shoshone, with members and the applicant agreeing to move the shed so its back aligns with the house.
Ted and Beverly Seal told the board they had removed an old shed and planned to replace it on a concrete slab. "The shed that we would like to build is 8 feet longer than the one we took down," Beverly Seal said. She told the board the new building would run parallel to the property line and would not be any closer to the property line than the previous structure.
Board members asked whether the shed could be shifted so the rear of the building lines up with the rear of the house; the Seals indicated that was feasible. Monica, city staff, confirmed the back property line alignment referenced by members. The applicant's contractor (represented in the meeting by a contractor and by Easley) said the contractor would guarantee the work.
A motion for the variance was made and seconded. The board took roll call: Member Miles, Member Lucas, Member Bailey and Member Maples voted yes and the variance was approved. Members discussed adding a condition in the motion to pull the shed back to align with the lot and the house; the motion and the board's comments indicate the board expected the applicant to reposition the building in line with the house's rear alignment as part of approval.
