The Imperial County Planning Commission voted to approve Lot Line Adjustment 00339 for two adjacent parcels at 1179 and 1181 Boundary Avenue in Ocotillo, the commission heard on the item and approved staff’s recommendation.
Planner Luis Verrano told the commission the application would resolve an encroachment in which a residential structure on parcel B (APN 033-555-008) extended onto parcel A (APN 033-555-007). ‘‘This project is located at 1179 and 1181 Boundary Avenue, Ocotillo, California,’’ Verrano said during his presentation, noting both parcels currently measure about 0.41 acres each and will be reconfigured to approximately 0.36 acres (parcel A) and 0.47 acres (parcel B).
Staff advised the commission that water service to both parcels is supplied by the Coyote Valley Mutual Water Company and that sewage will be handled by individual septic systems. Vehicular access to both parcels will remain via Bondrew Yapne. Verrano recommended the commission find the lot line adjustment categorically exempt under the California Environmental Quality Act (CEQA) Guidelines (Article 19, Section 15305) for minor lot line adjustments and approve the application subject to the conditions attached in the staff report.
Taylor Priest, representing Precision Engineering and Surveying and the applicants Robert Corgy and Roberta Klein, confirmed he had read the project materials and agreed with the staff recommendation.
After no public speakers came forward, a commissioner moved and a second was made to recommend approval. On the roll call, the commissioners present voted unanimously to approve Lot Line Adjustment 00339. The commission clerk announced that an appeal of the commission’s decision must be filed within 10 days if a member of the public wishes to contest the approval.
The decision formalizes legal parcel boundaries for the two properties and carries the conditions and findings in the staff report; any appeals proceed to the Board of Supervisors per county procedures.
