The Grove City Planning Commission on a unanimous vote recommended that City Council approve a zoning-text amendment for Meadow Grove Estates North that reduces the required rear-yard setback from 40 feet to 30 feet for lots that conform to the SF-3 standards and allows decks, patios and pergolas to encroach up to 10 feet — provided a minimum of 20 feet is maintained from the rear property line.
The change, presented by Development Department staff, applies only to the Meadow Grove Estates North lots that meet the SF-3 standards. Development staff told the commission the proposed text amendment would make front- and rear-setback dimensions in that section more consistent with other nearby developments including Pinnacle Club and Pinnacle Quarry, and recommended the commission forward a recommendation of approval to City Council.
A resident representing Meadow Grove Estates said the neighborhood has existed for more than 20 years and that Section 10 is the final section of the development. The resident said lot depths in the section are approximately 130 to 135 feet, which has raised concerns about accommodating rear decks without encroaching under the current 40-foot requirement.
There were no members of the public who spoke against the amendment. The commission moved to recommend approval to City Council; the motion passed on a roll call vote with all voting members registering “yes.”
The recommendation now goes to Grove City Council, which must take the formal legislative action to amend the zoning text.
