Brentwood staff told the Board of Commissioners that the town is prepared to install two median islands on Sunset Road in the Magnolia Vail subdivision, restoring features that were shown on the developer's original plan but never constructed.
The project was described during the consent-agenda briefing. Staff said one island will be installed in its originally proposed location and a second will be shifted about 100 feet north to avoid a driveway at 1063 Sunset Road. Staff said the town will install the curb and fill while the Magnolia Vail Homeowners Association will pay for landscaping and ongoing maintenance under a landscape agreement to be signed by the mayor if the commission approves the work.
Traffic-study results presented to commissioners said the islands would provide modest speed reduction—“maybe 3 or 4 miles an hour” on average—but were not expected to produce dramatic traffic-calming effects comparable with speed humps or roundabouts. Staff noted the islands are within the town's policy for such measures.
On cost, staff said the town will pay roughly $5,000 per island for construction (installation of curb and fill). Landscaping, irrigation conduit, stamped asphalt and lighting were discussed as items the HOA would supply or pay for; staff recommended deferring stamped asphalt until a planned resurfacing project to avoid redoing costly stamped work.
Commissioners asked whether the islands would be irrigated or lit; staff said neither was proposed and that any irrigation or lighting would be at the HOA's expense. A landscape maintenance agreement would place responsibility for upkeep with the HOA.
The installation was presented as a consent-agenda item for the next regular meeting; staff requested the commission's approval to finalize the landscape agreement and proceed with construction.
