The Fort Pierce Planning Board on April 14 approved a conditional-use design review for the Crossroads Recreational Vehicle Park, an 84-space transient RV park with amenities and stormwater features, by a 7-0 vote with six staff conditions.
The Fort Pierce Planning Board approved a conditional-use site plan for the Crossroads Recreational Vehicle Park, an 84-space recreational vehicle park proposed on a 10.9-acre parcel (Parcel ID 232431200050004), during its April 14 meeting.
Planning Department staff recommended approval with six conditions. Kevin Freeman, Planning Director, explained the site is in the C-3 General Commercial zoning district with a future land-use designation of General Commercial and described the conditional-use process under city code. Ms. Driver, Planning Department staff, summarized the proposal as an 84-RV park with an amenity center, pool, pickleball court and a wet pond slightly over one acre. Staff noted sidewalks along Crossroad Parkway and a landscape plan proposing 90 trees.
Leo Giangrande, applicant’s agent with Giangrande Engineering and Planning, said the project is a “traditional RV park” and that amenity features were being permitted separately so the applicant could finalize design. No public commenters spoke on the item during the meeting.
The board moved and voted to approve the site plan with the six conditions. Ms. Clemens moved for approval, Mr. Edwards seconded, and the roll call vote was unanimous: Ms. Carter, Mr. Collins, Mr. Edwards, Mr. Whiting, Ms. Clemens, Mr. Johnson and Chairman Bridal all voted yes.
Board members clarified the proposal is a recreational vehicle park (transient use), not a mobile home park (permanent use). Staff confirmed that distinction and that any RV park in city limits follows the conditional-use review outlined in the city code.
The planning record lists the six staff conditions attached to the approval; the board did not modify those conditions during the meeting. The approved motion and staff conditions will remain part of the project record for subsequent permits and administrative review.
