The Planning Advisory Board unanimously recommended adoption of staff’s proposed CDMP land‑use change for a roughly 9‑acre Bluenest parcel north of SW 220th Street and east of SW 103rd Avenue, forwarding the recommendation to the Board of County Commissioners.
Staff presented the application and the applicant’s April declaration, which limited development to 100 dwelling units on the site and committed to 20% workforce housing, connection to public water and sanitary sewer, a conceptual stormwater master plan, and a Metro Connect contribution for last‑mile service. RER planning staff recommended redesignating the parcel to low‑density residential with a DI‑1 overlay to ensure compatibility and urban‑design controls. After limited public comment, the PAB voted to adopt the staff change and accept the applicant’s proffered declaration; members asked that the buy‑down financing commitment that had been discussed for other Bluenest applications also be included in the covenant for workforce buyers.
The PAB’s recommendation will be transmitted to the Board of County Commissioners, and staff noted that subsequent technical reviews (stormwater, tree/specimen documentation, right‑of‑way and traffic) would be required before final approvals and permits.
