Staff said the business will be office‑based and will not sell vehicles to the general public or maintain an outdoor vehicle display or on‑site maintenance. The applicant will use the office for administrative work, transactions and occasional meetings; vehicles will be purchased at auctions or public markets and sold to other licensed dealers, staff said.
The business is assigned two parking stalls by the property owner and staff recommended a condition that only a maximum of two stalls be used by A&P Automotive to prevent conversion of the site into a public sales lot. No exterior or interior building changes were proposed; the tenant space is described as a small suite (Suite 212) and under roughly 1,300 square feet, per staff presentation.
Commissioners moved and seconded approval; a voice vote approved the item. Staff noted additional conditions: final approval by the Common Council and submission of a revised site plan identifying the two parking stalls, along with routine maintenance of existing landscaping.
The action is limited to land‑use approval; no building modifications or operating license beyond state DMV licensure were granted by the commission.
