Staff noted that water and sewer service for the site would be provided by private well and septic at the present time, and that final adequate public facilities determinations and engineering studies will be completed before final site plan approval as required by Chapter 70 of the zoning ordinance.
Commissioners asked about surrounding utilities and buffers; staff said appropriate landscaping and buffers along 3 Notch Road and Triangle Drive will be required and that site and building design elements will be coordinated to meet county design objectives. The motion to approve the concept site plan was made by Commissioner Chase, seconded, and carried.
Staff will complete required engineering reviews and make final APF findings administratively before any final site plan approval.
