The Planning Board approved a minor modification Feb. 11 to allow installation of six electric-vehicle chargers serving 12 parking spaces at 2060 Forbes Road (South Shore Place), subject to a condition added at the meeting requiring further review by the Fire Department before filing a building permit.
Applicant representative Stephanie Mulhern, a professional engineer with Colliers Engineering and Design, said the chargers would sit in a northwest corner of the approximately 10-acre shopping-center property, between Forbes Road and the Hyatt Place hotel. She said the project includes six chargers that will serve 12 parking spaces, three power cabinets and associated electrical equipment, and landscaping changes that replace four removed trees with five new trees and reinstall shrubs and perennials shown on the record plan.
Mulhern said the charging equipment will be provided by a leased operation (the site will be leased by the charging operator to the property owner Beerbriar South Shore Place Braintree LLC) and “the customers would pay to use the chargers.” She also said the applicant does not propose cameras and that lighting improvements will be coordinated with existing fixtures.
Connor Murphy told the board staff found the site generally in compliance with surviving conditions but requested the Fire Department review; the board added that review as an explicit condition before building permits are submitted. Member Kent moved to approve the modification with conditions including the fire-department review; Member Connolly seconded. The board recorded the motion as approved with all present answering “Aye.”
The applicant confirmed the lease would require a mechanism to remove the chargers and restore the area if the lease ends; that restoration detail was noted as a matter to be handled through lease terms.
