The Planning Commission approved an extension of time for the Mandel Group's previously approved multi-family development (54 units) to allow the developer more time to finalize financing and construction documents. Staff said the developer originally requested six months and later indicated a preference for a nine-month extension; planning staff recommended the nine-month option.

The extension mechanism is allowed under Chapter 19 of the city code, staff said. Planning staff testified the developer has been delayed by other projects (notably Sonal Lofts and Makers Row) and expects to begin construction between late this year and early next year. Commissioners discussed the developer’s regular contact with city staff and the potential need to revisit the approval if no visible progress occurs within the extension period.

The motion to grant the extension carried on a voice vote. Commissioners asked staff for periodic one-line updates on developer progress; staff suggested monitoring design submissions, permit applications and evidence of financial commitment as measures of traction.
