The Rancho Mirage Housing Authority approved fiscal year 2025–26 rent levels for the authority’s four age‑restricted affordable housing complexes — Parkview Villas, Whispering Waters, Santa Rosa Villas and Santa Sinovillas (totaling 226 units) — at the May 1 meeting.
Marcus Aleman, housing manager, explained that rents are set following the affordable‑housing formula used under HUD guidelines (30% of prior annual gross income) and that annual recertifications determine eligibility and new rent rates. He reminded the board of a city program, approved in 2003, that allows a prescription rent credit up to $100 per month to cover out‑of‑pocket medical expenses for which the household receives no reimbursement.
Aleman said the current wait list for authority properties is above 5,000 applicants and that average wait times are approximately five to seven years. Councilmembers and board members praised staff for their work maintaining properties and helping seniors; the board approved the recommended rent levels unanimously.
No public speaker addressed the housing item. The vote was recorded as 5‑0 in favor of the FY2025–26 rent schedules and the item will be implemented beginning July 1, 2025.
