Residents of the Delaire/Moorestown area of Pennsauken told the township committee they oppose a recent workshop proposal by Gates Realty Corporation to put two large warehouses near 1300 Drew/Jeruse Avenue and asked the committee to consider rezoning the site to residential and to enforce existing truck-routing rules.
Claudia Bridal, who said she lives at 1025 Jeruse Avenue, told the committee she and neighbors attended a zoning-board workshop about a proposal that would place a 41,000-square-foot building and a 39,000-square-foot building near their neighborhood and said, "we are're opposed to having that size warehouse in our neighborhood." Bridal said the neighborhood has repeatedly battled industrial encroachment since the late 1960s and asked the township to rezone the site from light industrial to residential as the township revises its master plan.
Cynthia Samuels Bundy, representing Concerned Citizens of Morrisville (a long-standing neighborhood group), told the committee the two proposed buildings are 39,000 and 41,000 square feet and urged officials to resolve repeated truck-route and signage issues that send heavy vehicles down residential streets. She asked the township to consider rezoning the 1300 Drew/Jeruse Avenue area to residential as part of the master-plan revision.
Township officials responded that staff and departments are already looking into some of the residents' concerns. The mayor and staff said Amy (signage/D.P.W. contact) will work directly with Bridal on signage and routing and that public-works and police staff are preparing plans for crosswalks and signage. The township's engineer provided a preliminary report, and the mayor said he and staff met with the engineer for an update.
Committee members noted the complication that some road segments (Cove Road) are county roads and that the township will coordinate with Camden County on truck routing. Police staff said they would follow up; the mayor said the chief (Chief Alvo) would be engaged to look into enforcement at pedestrian crossings.
No formal action or vote on rezoning occurred at the meeting; the committee recorded the resident appeals during public comment and directed staff to investigate signage, crosswalk safety and routing with DPW, police, planning staff and the county as appropriate. Staff indicated residents would receive written responses and updates on actions taken.
