The developer’s representative and staff told the commission the previously approved master plan and recorded plat anticipated multifamily development, and that the planned units would be townhouses or duplexes at a modest density.
Oscar Castillo of Pega Consulting told the commission the master plan and the recorded plat for the subdivision “indicate the very same” multifamily designation and that the plat and master plan calculations assumed multifamily. Castillo said the future development would use a planned‑unit development (PUD) approach and include a park inside the development.
Residents asked questions in Spanish and expressed concerns about density and traffic. A resident asked whether roads could handle increased traffic; the developer’s representative said Silicolindo Boulevard is a collector designed to carry increased traffic and estimated “probably between 10 and 12 per acre” for units, describing the anticipated development as townhouses/duplexes rather than large apartment blocks.
Staff supported the change and the commission moved to close the public hearing and vote to support staff’s recommendation; the motion passed by voice vote. The developer stated they preferred to move forward rather than table the item.
