The Planning & Zoning Commission on Wednesday recommended approval of a rezoning to a Plan Development overlay (base zoning Suburban Corridor) for a 2.63‑acre site at the northeast corner of Brush Creek Road and US‑377, with the applicant explicitly prohibiting roughly 15 higher‑intensity uses typically allowed in the SC district.
Angie Manglares, assistant planning director, said the property is part of a larger parent tract and that the PD overlay is intended to tailor the otherwise broad SC standards to reduce potential incompatibilities with adjacent residential neighborhoods. The applicant’s PD text requires a 10‑foot landscape buffer along the northbound shoulder of US‑377 outside the right‑of‑way, restricts location and screening of dumpster enclosures (minimum 75 feet from residential structures), and explicitly prohibits certain intense uses that the applicant and neighbors flagged as incompatible.
Staff concluded the proposal meets PD criteria and is consistent with the Denton 2040 Comprehensive Plan’s Neighborhood Mixed Use designation. The applicant held multiple neighborhood meetings and staff received three written responses in favor, the packet shows. The commission voted 7‑0 to recommend the rezoning to City Council for a Dec. 2 public hearing.
Commissioners and applicant representatives discussed right‑of‑way dedications, required roadway improvements and nonmotorized connectivity along US‑377. Applicant representative Trey Jacobson said the site is appropriate for neighborhood‑serving commercial uses given the intersection’s long‑term arterial role. The applicant’s conceptual site sketches showed multi‑tenant retail configurations and parking areas sized to code.
The commission’s recommendation will be forwarded to City Council with the applicant’s PD standards and the three neighborhood‑meeting summaries in the project packet.
