The Thomasville City Council voted 7‑0 to rezone 4017 Ballpark Road (Parcel 16313) from M‑1, light industrial, to R‑10, low‑density residential, allowing the owner to subdivide the 0.68‑acre parcel into two single‑family lots.
Planning staff told the council the site is undeveloped except for a shed, lies in an area of mixed residential, church, industrial and commercial uses and is consistent with the city’s 2035 land use plan. The planning board recommended approval 6‑0 after a public hearing with no recorded opposition.
Brent Blair, the applicant and property owner, spoke at the public hearing and said he intended to subdivide the lot into two single‑family building lots. The council made the motion to approve citing compatibility with the 2035 land use plan and the lack of demonstrated harm to adjacent property values.
The rezoning was approved by roll call vote. No conditions or amendments to the rezoning were recorded during the council discussion.
