The Dixon County Planning Commission approved the preliminary plat for Shelton Road Estates, a four-lot subdivision on Shelton Road in the First District, at its July 10, 2025 meeting.

Commissioners voted to accept the preliminary plat after a representative for Rendered Surveying described the submission as creating four new building lots and showed the commission an aerial view noting surrounding properties are already built up. Commissioner Amanda Berry moved to approve the preliminary plat; the motion was seconded and approved by voice vote.

Planning staff asked that final-plat certificates be removed from the preliminary plat submittal and that site-distance be noted in both directions along any existing road where new driveways or roads are proposed. Staff also emphasized that site-distance documentation be included on the preliminary documents and retained for the file. The commission’s approval is for the preliminary plat only; the final plat, building permits and any required road or driveway improvements remain subject to subsequent review and permitting.
