Commission approves TDR purchase to enclose balcony at Mansions at Aqualina Unit 801

The City Commission approved a site-plan modification and the purchase and assignment of transferable development rights (TDRs) that will allow Gabor South LP to enclose a balcony and add 313 square feet of floor area to Unit 801 at the Mansions at Aqualina development, located at 17949 Collins Ave., Unit 801.

City staff explained the request is to modify the approved site plan for the Mansions at Aqualina project and withdraw 313 square feet of floor-area ratio (FAR) from the city's public TDR bank account. Staff reported the TDR purchase price for the 313 square feet is $39,125. The change will raise the project’s overall floor area from 436,012 square feet to 436,325 square feet; after the transaction the remaining floor area available for purchase through TDRs at the Mansions project was stated as 91,866 square feet.

There were no public speakers; commissioners asked no substantive questions and voted to approve the application by roll call. The staff recommended approval as consistent with the land development regulations and the commission approved the withdrawal and assignment of the TDRs. The action was recorded as approved 4–0.
