The Daytona Beach Planning Board recommended approval of a preliminary plat for West Speedway, a proposed subdivision of 78.83 acres into 162 single‑family lots including stormwater, roadway and utility infrastructure.

Luke (staff) presented the West Speedway preliminary plat on behalf of the applicant (Lennar Homes LLC on behalf of LPGA Venture Holdings LLC), noting the site is zoned Planned Development General and the West Speedway PD agreement was approved by the City Commission on June 5, 2024. Staff recommended approval of the major‑subdivision preliminary plat to allow development of the 162 lots.

Board members asked about typical lot widths; staff confirmed a 50‑foot minimum lot width is standard for single‑family zoning and that the PD agreement had established the proposed lot sizes. No members of the public filed speaker forms on the item.
