Buildings and grounds staff reported maintenance and ongoing projects at the courthouse and other county buildings during the March 28 property committee meeting.
Bob, a buildings and grounds staff member, told the committee the county received a quote of about $11,000 to "redo the control panel which is 59 years old" on an Eastside generator and said staff plan to time the generator control‑panel work with an electrical panel replacement to limit building outages.
Bob said the courthouse elevator will get a special keyed control for judges so the elevator can "override" and go directly to the requested floor. He also described window replacement work and ongoing final detailing on a recently replaced roof, which has had some leaks around skylights and other detail areas; he said the contractor will complete a manufacturer's warranty walkthrough before final payment.
Committee members asked whether the county was withholding payments while contractors finish incomplete work. Bob replied the county is holding "quite a bit of money" for outstanding items, including missing lightning rods, and that the county is tracking monthly pay requests.
Other updates included jail flooring replacement (county staff removed wax to save an estimated $700) and ventilation duct changes in a small states' attorney office to reduce noise; staff reported the jail partitions and many interior finishes are now in place.
Bob said the EPDM roofs the county installs carry a 20‑year standard warranty: "The EPDM roofs we put on are 20 years and that's industry standard now so." Several project timelines remain dependent on materials, weather and contractor availability; no procurement decisions were made at the March 28 meeting.
Staff said the window lintel and control‑joint project had a mandatory pre‑bid with six contractors and that bids would be opened at a future county property meeting.
