Mayor Bill McLeod delivered the 2025 State of the Village address, highlighting large-scale redevelopment projects, new business leases, public-safety training partnerships and municipal building work underway or planned for Hoffman Estates.
“2024 was a monumental year for economic development here in Hoffman Estates,” Mayor Bill McLeod said, noting the village’s planning led to activity from data centers to multifamily housing and new businesses.
The mayor said Compass Data Centers has begun demolition and mass grading at the former Cirrus headquarters campus, with construction of data center buildings expected to begin later this year. Compass held a ceremony at the site in June, and village officials said Compass made campus buildings available for first-responder training before demolition began.
Microsoft’s data center on Lakewood Boulevard is advancing, the mayor said, with the first construction phase nearly complete and a second phase planned to start soon. McLeod also noted that ComEd is near completion of a substation expansion close to Barrington Road and that redundant power lines are being run to serve data-center demand.
Redevelopment is in early planning stages for three combined parcels totaling 185 acres near the northwest corner of Route 59 and Higgins Road; Karis Development purchased property there in late January, McLeod said. Bell Works Chicagoland is undergoing tenant growth, with several new and expanding tenants and plans to renovate the west wing and central atrium in a later phase.
On housing, McLeod said Pulte Homes plans a 69-unit townhome subdivision on the former CDK property next to Village Hall, and residential construction is expected on a portion of the Bell Works property this year. The recently completed Seasons of Hoffman Estates apartment project has reached about 95% occupancy, the mayor said.
Municipal and public-safety projects include construction of a new Fire Station 21 adjacent to the existing station and planned construction later this year for a relocated Fire Station 22 on Governors Lane near Higgins Road. The village also plans Village Green improvements to expand concessions and restrooms; construction is scheduled after the Platts concert concludes in early September.
The mayor described several service innovations: the new Advocate Outpatient Medical Center on Hoffman Boulevard used prebuilt modular exam-room pods to speed construction; the police department launched a drone program using thermal cameras for searches and rescues and has opened a community resource center to expand mental-health and crisis-management services.
McLeod said the village will update its comprehensive plan this spring to guide long-term land-use and development decisions and thanked residents, businesses and staff for their support.
