Plan Commission OKs Gates of Saint John Lot 3 site plan, defers Lot 1

The Plan Commission approved the site plan for Lot 3 of the Gates of Saint John subdivision on Sept. 17, 2025, and agreed to defer Lot 1 to a later meeting. The applicant said staff and the town engineer’s comments have been addressed except for one central landscape island that the applicant removed for functional reasons.

At the study session the applicant had received a list of engineering comments; the petitioner told the commission that the submittal before the commission incorporated corrections and added a dumpster‑enclosure drawing and additional landscape details. The applicant said businesses will have the option of small fencing along 100th and Ninth Square and that the proposed uses include restaurants and second‑floor professional offices, consistent with the Town Council’s prior approvals.

Planning staff and the town’s reviewing engineer were noted as having reviewed the revised plan; the applicant requested approval for Lot 3 specifically so that the developer can submit building plans and proceed to construction permitting for the first commercial building. A motion to approve Lot 3 with Lot 1 deferred passed without objection.

The petitioner indicated the development will include planters, coordinated dumpster enclosures and landscaping intended to reduce the “sea of concrete” in the plaza area. The commission recorded that Lot 3 will proceed to the town’s permitting process once final engineering deliverables are accepted by staff.
