An amendment sponsored by Council member Rivera adopting the Washington State Department of Commerce model code setback standards for middle housing in neighborhood residential zones was adopted by the committee.

The adopted standard sets front setbacks at 15 feet for 1–2 unit development and 10 feet for 3+ unit development, side setbacks at 5 feet, and rear setbacks at 15 feet (1–2 units) or 10 feet (3+ units). Rivera said the standards help protect existing trees and provide space for new plantings while aligning local rules with state guidance. The committee adopted the amendment with five votes in favor, two abstentions and one opposing vote recorded.

What it means: the standard will be carried forward into the comprehensive‑plan amendment packet and will apply where middle‑housing standards are implemented, subject to final ordinance drafting.
