Wilson County Planning Commission members on Oct. 17 voted to deny a request to reclassify an approximately 11.58‑acre parcel at 3744 Murfreesboro Road from agricultural (A‑1) and low‑density residential to higher‑intensity commercial and a C‑3 PUD. The owner requested a land use amendment and a PUD designation that would have allowed a caretaker’s residence/office and a commercial campground limited by an initial master plan.
Planning staff told the commission the county land‑use plan does not call for commercial uses at that location and noted potential constraints including wetlands, sinkholes, and emergency response zones. Staff recommended denial under the county’s adopted land‑use plan and recent modifications. Applicant representative Errol Burrow said the owners intended to build an RV park and that they could pursue combining adjacent property if required to meet a PUD minimum acreage.
Commissioner Renfro moved to disapprove the application based on staff recommendations; the commission voted to deny the variance for a PUD lot‑size (the county code requires a minimum of 15 acres for a commercial PUD) and to recommend denial of the rezoning. The chairman confirmed the applicant has 10 days to appeal the planning commission’s negative recommendation to the county commission.
Planning staff noted that if the county commission or planning commission were to approve rezoning in the future, the applicant would still be required to submit a site plan and comply with commercial site requirements (permitting, paving, landscaping, building materials and public sewer provisions), and that the applicant must obtain any required signatures from emergency services and the Wilson County Water and Wastewater Authority when final plats are submitted.
