Shane Pace, president of JEDCO, told the council the subject property is about 1.5 acres just east of Martin Luther King Boulevard and north of Border Street. The proposal covers a 10-home subdivision; the board recommended a package that would provide $20,000 for each of the first three homes (a total of $60,000) to offset land and infrastructure costs and to “buy down” development expense to make initial sales more viable.
Pace said the developer, identified in the discussion as Mr. Juan Mejia of JME Homes and Construction, already has three homes under construction and that one is nearly complete while two are roughly 60% finished. JEDCO staff described the incentive as contingent on home sales: no incentive would be applied if a home sells for more than $250,000. The board’s action was described as a cautious, pilot approach to support workforce housing and test market demand.
