Planning commission approves recommendation to rezone 126 Main Street to commercial

The Planning & Zoning Commission voted to recommend rezoning two platted lots at 126 Main Street from Single-Family 1 to General Commercial, forwarding the recommendation to the City Council.

The rezoning request (Case Z25-001) was presented by city planning staff; applicant Lucas Sherhart described ownership of the back lot and said he and adjacent property owners are in early discussions with a developer about combined redevelopment. Staff noted the site fronts an unpaved alley, is adjacent to other commercially zoned parcels on FM 6 and sits within the city center designation in the future land use map.

Staff advised that typical rezoning approval does not require a concept plan and that any use allowed by right in the commercial district would be permitted on the property if the council approves the change. No letters of support or opposition were received before the hearing, staff said. The commission opened a public hearing, received comments from the applicant (Lucas Sherhart) and closed the hearing before taking action. A motion to approve the rezoning for Yeats Addition Lots 10B and 11 carried by voice vote.

Staff also noted potential minor mapping discrepancies in other parts of town related to earlier classification changes; one commissioner said property owners near FM 6 have expressed interest in future commercial rezonings.

The applicant was present and said he and neighboring property owners may pursue a combined rezoning and development in the coming months. The commission’s recommendation will be transmitted to the City Council for final consideration.
