On Oct. 9, 2025 the Morgan County Planning Commission recommended approval to the County Commission of a plat amendment for Northside Creek PRUD No. 2 (file no. 25.008) that would create three single‑family lots in the northeast corner of the subdivision.
Staff provided background that the County Commission approved a development‑agreement amendment on Aug. 20, 2024 (codified as Ordinance No. 04CO24‑19) that finalized bonus density within the subdivision and allowed additional residential lots. The current amendment, staff said, satisfies that previously granted bonus density and does not alter the overall density limit established in the development agreement.
Applicant representative Skyler Gardner told the commission the roadway is private and that utilities are already stubbed to the three lots, so no new public improvements are required. Commissioners asked about prior infrastructure improvements tied to the bonus‑density approvals; Gardner confirmed improvements such as a roundabout and paving overlays were completed under earlier phases tied to the bonus density allocation.
Member Wilson moved to recommend approval of Northside Creek PRUD No. 2 plat amendment application no. 25.008 for creation of three lots; Member McMillan seconded the motion and it carried unanimously.
