The Homewood Planning Commission voted to recommend rezoning portions of the Our Lady of Sorrows campus to the I-2 district and to approve a resurvey consolidating most contiguous campus parcels into a single lot.
Chris Eckrote of CapReyn Engineering, representing Our Lady of Sorrows Parish, told the commission that the parish asked him to consolidate the campus into a single lot and that research showed prior right-of-way vacations and a recording irregularity for one lot beneath the existing parking deck. "Long story short, we're just trying to do a little bit of housekeeping and get everything cleaned up," Eckrote said, explaining the request to rezone one landlocked corner lot to I-2 so the campus zoning is uniform and to resurvey the remaining contiguous lots into a single parcel.
Commission discussion clarified the effect of the commission's actions: the commission's rezoning vote is a recommendation to city council, while the resurvey can be approved by the commission but will not be recorded until the rezoning takes effect. One commissioner urged a future review of institutional zoning and conditional uses in commercial districts, noting institutional zoning can be restrictive compared with conditional-use approaches.
The commission voted 7–0 to recommend rezoning (case RZ2510-3) from C-1 to I-2 for the identified parcels and approved the resurvey (RS25-10-04). Both actions will go to city council; the resurvey will not be recorded until any rezoning is finalized by the council.
