Camas School District staff provided the board an update on capital-facilities work funded by the district’s levy at the Oct. 13 workshop, detailing projects finished this year, current work, and planned items targeted for next summer.
Staff reported that Camas High School roof phase 1 is about 99% complete and that phase 2 is underway; a final phase is planned for summer 2026 to finish remaining roof sections. Carden Football Field turf replacement is complete; Sky Ridge Middle School’s parent loop was repaved last month after complaints about ruts. Staff also said boilers similar to those installed at Sky Ridge are planned for Camas High School to improve efficiency.
District staff presented rough levy spending figures: capital-levy funds of $7,981,000 with line items noted in broad terms — Carden Field ~$600,000; Camas High Phase II ~$650,000; Camas High School fire system upgrade (enunciator) ~$700,000 — and the remainder planned for Liberty Roof phases, Doc Harris Stadium turf replacement and boilers. Staff said the numbers shown were 2024 estimates and cautioned that bid pricing could change.
On land and real estate: staff reported appraisal work is underway on the Karcher property and a real-estate agent RFQ is complete; staff expect appraisal deliverables toward the end of the month and will present related materials at the next board meeting. The Leadbetter property (nine acres near Lake and Leadbetter) is being evaluated for mixed-use possibilities that could include sports fields and mixed housing/retail; staff said some conceptual uses shown were illustrative and that no decisions have been made.
Board members raised public-access and parking questions for Leadbetter, and staff clarified that gates on Leadbetter were closed recently because a lessee moved and the building sat empty; staff said walking access remains possible but there is no on-site parking when gates are closed.
Staff also noted district impact-fee and contingency totals in the capital funds summary: $14,800,000 in impact fees districtwide, $1,700,000 in site-improvement funds designated on project slides and a $1,000,000 construction contingency. Staff said the capital-facilities committee will next meet in December and will take up how to spend impact fees, including possible land purchases for future growth.
What’s next: staff will return to the board as appraisal and RFQ results for Karcher are finalized, and will present firm bid figures and scheduling details as projects move toward procurement.
