The Marshall County PTABOA proceeded on Oct. 9 with an assessment hearing for the parcel at 201 North Beachwood Avenue in Bourbon after petitioner Corey McLaren failed to appear.

County staff explained they contacted McLaren by phone and prepared a market analysis. The county representative said McLaren purchased the property in November 2021 and that sales in the area had been higher in subsequent years, supporting a county assessment of $289,000 for Jan. 1, 2025.

Bill Ohlinger, identified as a member of the Marshall County PTABOA, confirmed the hearing notice was mailed and unclaimed after three attempts; Angie Snyder, also on the panel, participated in the proceeding. When asked for testimony, Larry Peter Paul stated he spoke with McLaren by phone, conducted an analysis and did not receive additional documentation from the petitioner. “We came in on that just a little bit higher than our current assessment of $289,000 for 01/01/2025,” Paul said, and the county maintained that figure.

No appraisal or additional petitioner evidence was presented at the hearing. The transcript shows the board concluded the proceedings for this appeal with no recorded formal vote or change to the county’s assessment.
