The City of Bayonne Zoning Board of Adjustment on the regular meeting record carried application Z-25-005 (The Boulevard 1224 LLC) for interior alterations at 1224 Kennedy Boulevard to Nov. 17, 2025, without further notice.
The board briefly described the proposal as interior alterations to the existing front commercial space, which currently operates as a deli and convenience store, to incorporate a new commercial kitchen and a pharmacy service area. Chairman Diullo said a commissioner identified in the notice was unavailable to hear the matter, and counsel requested the continuance until the applicant’s expert witness would be available on Nov. 17, 2025.
The motion to carry the application to the Nov. 17 meeting was seconded and passed by recorded aye votes from members present. Commissioners Frayn, Elkowery and Garvey were listed as out/absent at the start of the meeting.
The board opened the meeting with the pledge of allegiance and noted compliance with the Open Public Meetings Act (Sunshine Law) and that the annual schedule was filed with the city clerk and published in the Jersey Journal and the Star-Ledger. The agenda for the meeting was emailed to the Star-Ledger at least 48 hours prior, the board secretary confirmed.
There was no substantive hearing or testimony on the merits of the application at this meeting; the item was continued to permit the applicant’s witness to appear at the later date.
