The Area Plan Commission voted unanimously to approve Resolution PD25-12 for Research Village Phase 3, allowing the project to proceed to final development plans (FDPs) and construction plan review.
APC staff planner Nathan McBurnett presented the case, describing the proposal as adjacent to Research Village Phases 1 and 2 and noting an OR‑zoned property to the south owned by the Purdue Research Foundation. McBurnett described the mix and counts of proposed housing: “It the project is gonna be, all single family homes. It'll be up to, I think, 27 detached products. 27 front front loaded single family lots, 14 rear loaded single family lots, and 34 townhomes. The townhomes will front right there along Roundtable Road.” He noted the committee would be voting without the final plat; the approval would authorize FDPs and construction plans.
Ryan Munnon, representing the petitioner, said the applicant agreed with staff recommendations and that his client “is excited to get started.” No members of the public spoke on the petition. The commission recorded a unanimous ballot for approval and the chair announced the motion carried.
The approval allows the petitioner to proceed with FDP and construction plan submittals; no final plat was approved at the meeting.
