During the Montebello Planning Commission meeting on October 7, 2025, a significant proposal was discussed that could enhance the local cultural landscape. The commission considered a resolution to approve a conditional use permit (CUP) for a private art gallery at 1401 North Montebello Boulevard, within the Montebello Town Square Shopping Center.
Planning Manager Viviana Esparza presented the details of the proposal from Ultimate Health Services Corporation, which seeks to convert part of the second floor of an existing commercial unit into an art gallery. This project aims to utilize approximately 15,668 square feet of space, alongside accessory uses, and is expected to operate Monday through Friday from 8 AM to 6 PM, with potential events outside regular hours.
The proposed art gallery is positioned within a commercially zoned area, surrounded by other commercial properties and in proximity to residential developments. The planning staff determined that the gallery aligns with the city’s zoning ordinance and general plan, indicating its compatibility with the surrounding land uses.
In addition to the CUP, the commission will recommend that the city council approve a development agreement related to the project. This agreement is crucial for formalizing the relationship between the city and the applicant, ensuring that the gallery can operate smoothly within the community.
The project also includes several site modifications, such as a new trash enclosure and an ADA-accessible parking space, which will enhance the overall accessibility and functionality of the shopping center. Notably, the site has ample parking, with 1,225 spaces available, which exceeds the requirements for both existing and proposed uses.
The planning staff concluded that the project qualifies for exemptions under the California Environmental Quality Act, indicating that it will not significantly impact the environment. The commission is expected to adopt a resolution conditionally approving the CUP and recommending the development agreement to the city council.
This initiative reflects a growing interest in expanding cultural offerings in Montebello, potentially providing residents with new opportunities for artistic engagement and community events.
