The property in question is located 690 feet west of Collin McKinney Parkway, adjacent to various land uses, including commercial lots and existing single-family homes. The applicant seeks to increase the maximum density from 30 units per acre to 33 units per acre and reduce the required landscape buffer from 20 feet to just 5 feet in certain areas. These changes aim to facilitate the development of multifamily housing in response to growing community needs.
To address potential concerns from neighboring properties, the applicant has proposed several mitigation measures. These include the installation of an 8-foot masonry wall along the boundary with single-family residences, restrictions on the placement of patios and balconies, and an increase in the number of community amenities from five to seven.
