The project site spans 3 acres and is located in the RR Zoning District, adjacent to Kanata Corners. The new main residence will be positioned in a similar location to the existing home that is set to be removed. Plans include a detached four-car garage, a new detached ADU, a gym, and a greenhouse, which will require a conditional use permit due to its size exceeding 250 square feet.

The development will retain several existing structures, including another ADU and a detached garage. The existing driveway will remain, with modifications to accommodate an auto court and a fire truck turnaround, as well as guest parking.

Notably, the project plans to remove 12 trees, most of which are classified as significant. These trees are either located within the proposed development area or are deemed to be in poor health according to an arborist's report. The new main residence will be a modest one-story home with a maximum height of 28.5 feet, designed to match the style and materials of the existing structures on the property.

The Planning Commission's discussions highlighted the balance between development and environmental considerations, particularly regarding tree removal and the preservation of existing structures. The next steps for the project will involve further review and potential approval from the commission.
